Silfratjörn 1-3, Gæfutjörn 18 and Skyggnisbraut 21-23 - lot C1
Neighbourhood introduction to local planning
At the Planning Officer's administrative meeting on March 16, 2023, a proposal was submitted to change the land-use plan for Úlfarsárdalur regarding the lot at Silfratjörn 1. The proposed change involves slightly expanding the building lot west of the house, defining three new building lots, B1, B2, and B3, all with conditional use, providing one parking space per home regardless of size, plus three parking spaces for disabled people, allowing balconies to extend 160 cm beyond the building lot but not over property lines, permitting the transfer of building volume between building lots and addresses, and allowing the same party to design more than one house on the lot, according to the drawing from Gláma-Kím, dated. February 27, 2023.
According to the second paragraph of Article 44 of Act No. 123/2010, stakeholders can comment on the proposal:
To property owners at Skyggnisbraut 17 and 25, Rökkvatjörn 2, 4, 6 and 6A, and Silfratjörn 2.
Tenants of properties on the above-mentioned lots are also considered stakeholders. Property owners should inform tenants about the proposal.

The presentation begins April 17, 2023. Submit comments on the proposal in writing to the Planning Officer or to skipulag@reykjavik.is by May 17, 2023.
