Green Deal action

Over the next 10 years, the city plans to allocate lots for 1,100 residential units for seniors. The need for such housing is growing as large generations enter their senior years in the coming years. In recent years, 465 nursing ward spaces and residential units for older adults have opened in Reykjavík.

In spring 2023, Reykjavík City advertised for partners and ideas related to quality of life communities, which focus on housing development for seniors. The goal is for these quality of life communities to be well-positioned within the city relative to development areas and transportation connections. Response to the advertisement was good, with 23 submissions received. Communication with these parties will continue. Some submissions included ideas related to the project, various organizations and institutions expressed interest in collaboration, and several proposals came from property owners wanting to develop their lots in line with quality of life community concepts.

Status report on July 1, 2025

Over the past year, planning and development in selected areas has continued under agreements signed in May 2024 and the working group's terms of reference for priority areas.

Planning criteria for developing quality-of-life centers were approved at the end of 2024, defining the concept for

Reykjavík City; the criteria will also help assess the feasibility of building these centers on specific lots. The criteria were developed in close consultation with developers and interdisciplinary teams within the city. Þorpið EcoCompany withdrew from the project early in 2025.

A land-use plan amendment was advertised in spring 2025 to allow a nursing home to operate in the existing building at Nauthólsvegur 50, which is part of the development of the Loftleiðasvæðið area in Reitir.

In May 2024, the mayor signed letters of intent for development at four locations in the city where innovative approaches to housing and services for seniors will be developed.

  • Þingvangur - Köllunarklettsvegur 3 and Hlésgata 1
