Perlan for sale: One of Reykjavík's most iconic landmarks
Reykjavík City is looking for interested buyers for Perlan and two tanks, Varmahlíð 1, Reykjavík.
Perlan is a unique landmark in Reykjavík, located atop Öskjuhlíð near one of the capital area's main outdoor recreational spots. The building was designed by architect Ingimundur Sveinsson and was inaugurated in 1991. Perlan sits atop six geothermal utility tanks.
Perlan is one of the main tourist destinations in the city. The observation deck offers a magnificent view of the capital area and the surrounding mountains. Several exhibits are in Perlan, including an ice cave, a planetarium, and interactive displays about Icelandic nature and culture. The glass dome has a restaurant with a rotating floor and a fully equipped kitchen.
Perlan is a steel-framed building. The steel structure connects the geothermal utility tanks and forms the domed roof. The hollow steel frame also serves as Perlan's heating system.

The building rights according to the current land-use plan from September 14, 2017, are 1238,5 m2.
The lease agreement for Perlan and the two tanks is valid until 2040.
- The minimum price is 3,500,000,000 ISK.
The sale process is divided into two stages:
In the first stage, interested buyers are invited to submit an application. The application must include:
- Detailed information about the buyer,
- Bid declaration of payment ability or confirmation of financing (Reykjavík City reserves the right to seek confirmation from a financial institution later)
- Power of attorney if the purchase is made in the name of a third party or company.
- Information on the proposed plans for the property.

In thesecond stage, applicants who have submitted satisfactory documents in stage one will:
- Receive additional documents and be invited for a property tour.
- Be invited to submit inquiries, and inquiries and responses will be shared with all applicants.
- Be invited to submit a binding offer.
Reykjavík City reserves the right to accept any offer or reject all offers.
The following obligations are planned to be registered on the property:
- Reykjavík City has the right of first refusal.
- Obligation that the premises, parking, and lot be open to the public free of charge or for a modest fee.
- Obligation that primary school children in Reykjavík schools can visit the museum in the building free of charge twice during their schooling from grades 1 to 10.
The sale is governed by the Real Estate Purchase Act No. 40/2002 and the City Executive Council's procedural rules for the purchase and sale of real estate by Reykjavík City, dated September 3, 2020.
