The neighborhood plan for Háteigshverfi, Hlíðahverfi, and Öskjuhlíðarhverfi, along with guidelines, has been confirmed and officially took effect Sept. 6, 2024, with the publication of a notice in the B-section of the Official Gazette.

A neighborhood plan is a planning policy for established neighborhoods. It replaces older land-use plans.

My property

The neighborhood plan allows extensions and modifications to residential buildings in certain locations. Many areas permit raised low-pitched roofs and installing dormer windows. It is also permissible in many areas to create accessory apartments within existing residences or in garages. This facilitates easier modifications for property owners and makes costly and time-consuming hearing notification procedures and land-use plan changes largely unnecessary.

The neighborhood plan emphasizes preserving greenery and enhancing Klambratún as one of the city's most important public spaces. Designated play areas and tranquil spaces encourage outdoor activities and improved public health. There is also consideration for waste sorting and permissions for urban farming.

Major development sites in my neighborhood

Here you can learn about the designated major development sites for dwellings in Reykjavík's municipal plan. These sites aren't part of the neighborhood plan; a specific land-use plan must be developed for them if it hasn't been completed already. The municipal plan stipulates that further densification opportunities should be explored in the neighborhood planning process.
