Building Commissioner's permit

The Building Commissioner handles applications for building permits, parking permits, and confirmation of construction subject to notification. If you’re unsure about the permit you need, we encourage you to send an inquiry to the Building Commissioner for advice.

Building permits

For building projects requiring a permit, you need to apply for a building permit.

Building permit applications are online in Reykjavík City. Applications are submitted through the Housing and Construction Authority (HMS) application portal, and you must log in with an electronic ID.

Confirmation of construction subject to notification

Minor projects exempt from a building permit still need to be reported to the Building Commissioner for confirmation. Designers can submit a notification on My Pages.

Temporary placement permit

If you want to store movable property on a lot, you might need to apply for a temporary placement permit. Examples of movable property include containers, tents, collapsible trailers, temporary housing, and more. You can apply for a temporary placement permit for 2-12 months. If you want to store the movable property on the lot for a longer period, you need to apply for a building permit.

Initial request or amendment request?

An initial request is the first step when applying for a building permit. Amendment requests are changes related to this initial request after it has been approved. Amendment requests are submitted when the design of the property is changed after the original approval but before a certificate of inspection is issued after a final inspection.

Building demolition

If you plan to demolish a building and construct a new one, you need two building permits. One for the demolition and one for the new construction. Demolition also needs to be reported to the Public Health Authority. After demolition, you need to apply for a final inspection.
