Fixed-price single-family home lots available in Kjalarnes

Building rights for four single-family home lots in Kjalarnes's Grundarhverfi neighborhood are now available at fixed prices. The lots are located at Helgugrund 9, 11, and 12, and Búagrund 16. The lots, situated on the edge of an established neighborhood, permit houses between 250 and 280 square meters.

The lots range from 700 to 800 square meters, with a Floor Area Ratio of 0.35 determining the maximum building size. For example, Helgugrund 9 measures 718 square meters, allowing construction of a single-family home up to 251 square meters.

The lots are located on the perimeter of the Grundarhverfi neighborhood in Kjalarnes.
After receiving inadequate bids during last year's auction, the City Executive Council decided on Dec. 12 2024 to offer the lots at fixed prices, based on assessments from two independent appraisers. Lot prices are determined by the Floor Area Ratio of 0.35, as established in the current land-use plan:
- Helgugrund 9. Lot is approximately 718 m2, permitting a residential building up to 251 m2.
Fixed price is ISK 8,684,600.
- Helgugrund 11. Lot is approximately 811 m2, permitting a residential building up to 284 m2.
Fixed price is ISK 9,826,400.
- Helgugrund 12. Lot is approximately 819 m2, permitting a residential building up to 287 m2.
Fixed price is ISK 9,930,200.
- Búagrund 16. Lot is 808 m2, permitting a residential building up to 283 square meters.
Fixed price is ISK 9,791,800.
Prices are tied to the building cost index and will be adjusted according to the index value on the payment date. In addition to the building rights payment, lot owners must pay road construction fees and other required charges.
