Revised land-use plan for Suðurhólar approved
Reykjavík's Environment & Planning Council has approved changes to the land-use plan for Suðurhólar in Breiðholt, establishing a new residential area focused on family-friendly homes in row houses as well as duplexes with smaller residential units.
The planning area covers 1.2 hectares and will accommodate about 40 homes in two- to three-story buildings. A parking garage underneath part of the site will serve all homes, providing one parking space per residential unit. Eight additional parking spaces will line a shared street that runs through the development. The plan calls for diverse green spaces, including private gardens, shared courtyards, and public gardens on municipal land serving the neighborhood, in addition to two playgrounds. Total building area will be about 7,800 square meters.
The main changes from the earlier proposal reduce homes from 42 to 40, with parking spaces dropping from 53 to 49. The planned development and street will also shift five meters away from Suðurhólar 35 to create green space between the existing and new construction, improving lighting and residents' quality of life.
Plan modified following public consultation
The proposal, posted on the public Consultation Portal, received 17 comments—16 from residents and one from a public agency. Feedback centered on parking, traffic, lighting, and the project's impact on green spaces. In response, the city made several changes to the proposal, including relocating the entrance and a new street, adding green space between buildings, and increasing the focus on vegetation and biodiversity.
The plan also stipulates that part of the existing play areas will be preserved and calls for a significant increase in the number of trees on municipal land.
The Suðurhólar development is part of ongoing urban renewal in Breiðholt that prioritizes diverse housing types, an improved local environment, and strong integration with the surrounding neighborhood and its green spaces.
