Negotiations will begin with the real estate company Laki fasteignir ehf. to construct a new preschool on Rafstöðvarvegur. Reykjavík City will lease the building for a new city-run facility, aiming to have it ready for use by the first quarter of next year. This was approved by the City Executive Council today.
Last October, Reykjavík City issued a call for preschool space and grounds, seeking between 800 and 2,000 square meters of building space alongside 1,400 to 1,800 square meters of adjacent outdoor play area. Real estate company Laki fasteignir ehf. recently acquired the property at Rafstöðvarvegur 7 by purchasing Rafklettur ehf. Reykjavík City has leased these premises for several years to house Hitt Húsið Youth Center. Rafklettur ehf. also holds development rights for just over 1,000 square meters on the adjacent lot. In a proposal submitted to the City, Laki fasteignir states it is prepared to build a preschool on that site, ready for use within 12 months of signing a lease agreement. Hitt Húsið Youth Center is expected to remain at its current location.

Laki fasteignir ehf. is a real estate and development company focused on property investment and management. To meet the preschool's delivery timeline, developers would apply the same construction method used in last year's expansion of the Akureyri hotel. For that project, developers partnered with Qmodular in Poland, while Laki staff served as counselors throughout the process. The hotel was built in five months using a steel frame system, shipped to Akureyri, and erected on site in just five days. Final finishing work took two additional months after the structure went up. Laki fasteignir is currently in the final design phase for a project in Höfn in Hornafjörður, where a 70-room hotel addition will be built using this same method.
The site on Rafstöðvarvegur in Elliðaárdalur is highly accessible for people with mobility disabilities, pedestrians, and cyclists. Its location also provides an adequate number of parking spaces for staff and parents dropping off or picking up children.
