Final inspection

Final inspection is the Building Commissioner's confirmation that the construction of a structure is completed and built in accordance with approved plans, laws, and regulations. If the structure has not been taken into use before the final inspection, it also serves as a safety inspection.

Before applying

When a structure is completed, a final inspection must be conducted within three years from the time it was put into use and a safety inspection was carried out. The inspection aims to ensure that the structure has been built in accordance with approved main and secondary plans and complies with the provisions of the structure laws and the regulations concerning the development. If the structure has not been taken into use before the final inspection, it also serves as a safety inspection. If the structure meets the relevant requirements, the Building Commissioner will issue a final inspection certificate.

Construction managers and owners of structures can request a final inspection.

Application process

To apply for a final inspection, fill out the Request for Safety or Final Inspection form, which also serves as a checklist. Submit the completed form to the Service Center at Borgartún 12-14, 105 Reykjavík, along with the appropriate declaration forms. An inspection fee must be paid before the inspection is carried out, and a notification of the amount will be sent to the payer's online bank. If the Building Commissioner's office does not make any comments on the received inspection request and checklist, the inspection can proceed.

The Building Commissioner will determine the inspection time in consultation with the applicant. In addition to the Building Commissioner, representatives of the fire department and the construction manager should be present during the inspection. The Building Commissioner must notify the master tradesman and the structure's designer of the final inspection and give them the opportunity to be present. The Building Commissioner shall also present the original or a copy of the approved blueprints to be used during the inspection.

Final inspection certificate

If the structure meets the requirements according to the laws and has been built in accordance with the approved plans, the Building Commissioner will issue a final inspection certificate and hand it over to the construction manager. The Building Commissioner will record the inspection results in their case management system.
