The Reykjavík City Executive Council approved a development agreement today with Reitir fasteignafélag hf. for urban development at three areas in the city: at Suðurlandsbraut 56 (Metro site), Nauthólsvegur 50-52 (Loftleiðir site) and in Spöngin in Grafarvogur.

The contracts support the city's strategic urban development, which emphasizes diverse housing, services and employment, a quality urban environment and sustainable development. The design of all three projects will follow Reykjavík's urban design policy. Detailed planning is underway or in preparation, and the number of residential units and square meters may change during this process to meet the City's planning and social goals. All areas are expected to connect to CityLine stations.

We also especially welcome the ambitious development of housing, retail and services in Spöngin in Grafarvogur and at the Metro site in Skeifan, which aligns with the approved Housing Plan for Reykjavík City and the City's policy for future urban development."

Generations connect in quality of life community at Nauthólsvegur

At Nauthólsvegur 50-52, at the so-called Loftleiðir site, plans include developing a quality of life community that combines homes, services, health and social support along with shared spaces.

The area is planned for 150-200 diverse residential units, primarily for people 60 and older, plus a nursing home and about 3,600 square meters of commercial and service space. Plans also include building a preschool for about 150 children and a primary school for about 120 children, which will serve the entire neighborhood.

The area's planning emphasizes squares, courtyards and green areas that connect the development into one cohesive whole and form a new neighborhood center. The area will be well-connected to nearby outdoor recreation areas, such as Öskjuhlíð and Ægissíða.

Development in the heart of Grafarvogur

In Spöngin in Grafarvogur, work will focus on further developing the area's retail and service center. This project will further strengthen Spöngin as a neighborhood center with new housing, expanded services and improved public spaces.

Plans include building about 13,000 new residential square meters, plus 1,400 square meters of commercial space that will be added to the existing retail center of 9,600 square meters. The total size of the area will therefore grow from 9,600 square meters to about 24,000 square meters.

New residential neighborhood and business area at Metro site

At Suðurlandsbraut 56, at the so-called Metro site where Suðurlandsbraut and Fákafen meet, this development will align with ongoing changes in Skeifan and the redevelopment of Suðurlandsbraut.

The proposal includes about 99 residential units, or about 9,700 square meters, in two connected 5-7 story buildings, plus 1,500 square meters of retail and service space on the ground floor. Plans include a square, city park and public spaces, plus parking in the basement and on the grounds.
